Why a home renovation needs a unit at all
A gut renovation takes the bathroom out on day two. After that the crew either uses your remaining bathroom, walks to a coffee shop, or uses a unit you rent. The first option is how renovations turn into arguments, and the second one costs you an hour of paid labour a day without anybody writing it down.
For a New York renovation the realistic order is small:
- One standard porta potty on weekly service for the length of the job
- A handwashing station if there is no working sink on site
- A 10 yard or 20 yard dumpster for the debris, covered on construction dumpster rental
That is it. Larger builds add fencing, storage and lighting, which sits on construction site services.
Where can a porta potty go on a New York City house?
This is the whole conversation in this city, because most homes here have no driveway. Five placements cover almost every job we do.

A standard unit is roughly 44 inches wide by 48 inches deep and 90 inches tall per manufacturer spec, about 150 to 200 pounds empty, so two people can walk one through a wide gate. A typical 36 inch garden gate is too narrow. Measure before you book, and the placement guide walks through it.
Do you need a permit for a porta potty at a house in NYC?
Only if it touches public right of way. On your own property, in a rear yard, an areaway or a driveway, there is no permit and no wait. Put the same unit at the curb or on the sidewalk and it needs a permit from the New York City Department of Transportation, filed through borough offices, with turnaround running from about a day to several weeks depending on the borough and the type of work. The NYC DOT Bureau of Permit Management and Construction Control at 55 Water Street runs it, and 311 will tell you what applies to your block.
Pedestrian clearance decides it before anything else. Nothing blocks a curb ramp, a building entrance, an emergency path or a work-zone route, and the 2010 ADA Standards require a 36 inch minimum clear width on a pedestrian access route in section 403.5.1. Against a 44 inch unit, plenty of narrow Brooklyn and Manhattan sidewalks simply cannot take one legally. Co-ops, condos and the neighbours
Apartment renovations bring a second layer of permission that has nothing to do with the city. Most co-op and condo boards run an alteration agreement covering work hours, elevator use, insurance and what may sit in common areas, and a portable unit in a shared courtyard or on a roof almost always needs written approval. Get that before you book a delivery date.
The New York City Noise Code in Title 24 of the Administrative Code restricts most construction to weekdays between 7am and 6pm unless the Department of Buildings has issued an after-hours variance, which is also the window neighbours judge everything against. A serviced unit in a rear yard is a non-event. An unserviced one in July is the thing that gets called in to 311. That is not a marketing line, it is the actual difference between the two.
What a renovation unit costs, and for how long

Can you rent a porta potty from a home improvement store?
No. Big box home improvement stores rent tools and trucks, not serviced portable toilets, because the product is not really the unit. It is the delivery, the weekly pump-out and the collection, and none of that works as a counter rental. What is sold in stores is a small chemical camping toilet you empty yourself, which is a different item entirely and covered on camping porta potty.
We also do not do single-day rentals at the low end of the market, because the drive and the two truck movements cost more than the unit earns. For a one-day job the honest answer is usually to book the unit for a week.
Servicing during a renovation
ANSI/PSAI Z4.3 sets weekly servicing as the floor for a unit in normal use, and a two or three trade renovation sits comfortably inside that: tank pumped, interior washed, deodoriser recharged, paper restocked. What we need on the day is a clear approach and roughly 30 feet of hose reach from wherever the truck can legally stop. On a narrow Brooklyn block that usually means agreeing a service window. Will the neighbours complain? Rarely, if it is serviced on schedule and placed sensibly. Rear yard beats front garden, and front garden beats sidewalk.
